April 2014 Market Analysis

The following information is provided as a courtesy of Land Title.  Please note that Land Title data comes from actual recorded transactions at the County Clerk and Recorder’s Office for that particular month.  The information is not directly related to MLS data. The data is an unofficial tabulation of Summit County Records that are believed to be reasonably accurate.  



April 2014 Highlights:

·         Market Analysis by Area for April: There were 117 transactions with $59,517,300 in gross monetary volume. The average transaction price for all 18 reported areas at $508,695, average residential price was $552,308 and the median residential price was $447,500. The average residential PPSF was $327.  Median averages continue to increase each month in 2014.

·         YTD Transaction Summary: There have been a total of 421 transactions with $212,850,800 monetary volume, the average transaction price for all 18 reported areas is $508,770, the average residential price is $520,678, the median residential price is $405,000 and the average PPSF is $321 YTD. 

·         Market Snapshot for 2014 vs. 2013:  Values are as follows: Average Indicators- Single Family +13%, Multi- Family +9% and Vacant Land +18%. Median indicators: Single Family +7%, Multi- Family +34% and Vacant Land +49%.  These indicators translate into escalating pricing in Summit County for 2014.
   
·         Market Analysis % Change showing years 2004-2014 YTD:  April monetary volume ($59,517,300) is down 7% from April 2013, transaction volume is down -13% from April 2013.  2014 YTD (4 months) monetary volume is up 4% from YTD 2013. YTD 2014 transaction volume is down -7% down from YTD 2013.  Inventory is low in Summit County compared to years past, you can see that YTD pricing is stronger with less transactions.
     
·         Residential Market Sales by Price Point: Residential volume in April had 99 transactions with $54,678,500 gross volume.  There were 11 properties that sold for $1M and above in April.  The most active price point in April stayed in $400K -$500K range which is higher than years and months past. April had 34 Single family, 65 Multi-family and 6 vacant land transactions.
    
·         2014 Average Price History: Average residential pricing continues to be highly consistent as of April - Single family increased to $846,385, Multi- family is $377,100 and vacant land is $382,707.

·         Historical Cost Breakdown YTD 2014 : There have been 353 residential transactions YTD 2014 and $183,799,2003 gross volume with 31 properties $1M - Compared to 2013 YTD, there were 357 transactions and $176,280,200 gross volume, 26 properties at $1M and over and in 2012 YTD, there were 297 transactions with $154,769,600 gross volume, 26 properties at $1M and over. 

·         Top Lender Graph: There were 475 loans in April, 52% (61) loans were related to sales and 48% of the sales were cash at closing. There were 76 REFI's and 338 loans related to Timeshares. 

·         Market Highlights: Please see page 10 of the Market Analysis-View the higher priced purchases in April and another month with no bank sales. 
   
·         Bank Sales and Foreclosures: Foreclosures continue to decline with 8 actions filed in April versus 24 in April 2013

·         Land Title Purchaser Highlights (Page 15):  There were 12 higher end sales in April to note- you can see the details on this report.   In April, the majority of our buyers for real estate transactions continue to be the Front Range demographic at 37% of our market, only 22% are local and 38% are out of state buyers.

March 2014 Market Analysis

                                              March 2014 Highlights:

·         Market Analysis by Area for March:  March was a good month-There were 119 transactions with $60,774,200 in gross monetary volume. The average transaction price for all 18 reported areas at $517,467, average residential price was $531,078 and the median residential price was $417,500. The average residential PPSF was $335. Averages continue to increase each month in 2014.

·         YTD Transaction Summary: There have been a total of 304 transactions with $153,333,500 monetary volume, the average transaction price for all 18 reported areas is $508,799, the average residential price is $508,349, the median residential price is $400,750, the average PPSF is $319 YTD. We are showing price stabilization across the board in Summit County this year.
     
·         Market Snapshot for 2014 vs. 2013:  Values are as follows: Average Indicators- Single Family +12%, Multi- Family +7% and Vacant Land 28%.  Median indicators: Single Family +11%, Multi- Family +4% and Vacant Land +55%.  These indicators translate into escalating pricing in Summit County for 2014.

·         Market Analysis % Change showing years 2004-2014 YTD:  March monetary volume ($60,774,200) is up 30% from March 2013, transaction volume is +1% up from March 2013.  2014 YTD (3 months) monetary volume is up 9% from YTD 2013. YTD 2014 transaction volume is down -4% down from YTD 2013.  March numbers indicate the best increases since March 2008.

·         Residential Market Sales by Price Point: Residential volume in March had 104 transactions with $55,232,100 gross volume.  There were 9 properties that sold for $1M and above in March.  The most active price point in March changed for the first time in quite a while- between $400K -$500K. March had 27 Single family, 77 Multi-family and 7 vacant land transactions.

·         2014 Average Price History: Average residential pricing continues to be highly consistent as of March - Single family increased to $844,781, Multi- family is $370,038 and vacant land is $414,465.

·         Historical Cost Breakdown YTD 2014: There have been 254 residential transactions YTD 2014 and $129,120,700 gross volume with 20 properties $1M - Compared to 2013 YTD, there were 239 transactions and $116,142,700 gross volume, 16 properties at $1M and over and in 2012 YTD, there were 205 transactions with $109,278,500 gross volume, 19 properties at $1M and over. 

·         Top Lender Graph: There were 411 loans in March, 51% (61) loans were related to sales and 49% of the sales were cash at closing. There were 91 REFI's and 259 loans related to Timeshares. 

·         Market Highlights: Please see page 10 of the Market Analysis-View the higher priced purchases in March and no bank sales in March 2014. 

·         Bank Sales and Foreclosures: Foreclosures continue to decrease with 8 actions filed, with 7 of those Fee Simple. 

·         Land Title Purchaser Highlights (Page 15):  There were 9 higher end sales in March to note- you can see the details on this report.   In March, the majority of our second homeowners for real estate transactions continue to be the Front Range demographic at 50% of our market, only 17% are local and 33% are out of state buyers.

February 2014 Market Report

February 2014 Highlights:

·                         Market Analysis by Area for February: .The Summit County real estate market kicked off in somewhat of a "holding pattern" this year. There were 83 transactions with $40,404,200 in gross monetary volume. The average transaction price for all 18 reported areas at $489,380, average residential price was $520,897 and the median residential price was $400,000. The average residential PPSF was $315. All of the total averages stated above were higher than last month.

·                         YTD Transaction Summary: There have been a total of 185 transactions with $92,559,300 monetary volume, the average transaction price for all 18 reported areas is $503,257, the average residential price is $492,591, the median residential price is $382,500 the average PPSF is $308 YTD.

·                         Market Snapshot for 2014 vs. 2013:  Values are as follows: Average Indicators- Single Family +8%, Multi- Family 0% ( flat) and Vacant Land +14%.  Median indicators: Single Family +19%, Multi- Family -5% and Vacant Land +44%.  These indicators possibly translate into escalating pricing in Summit County for 2014.

·                         Market Analysis % Change showing years 2004-2014 YTD: February monetary volume ($40,404,200) is flat -1% from February 2013. Transactions (83) were down 10% from February 2013.  YTD ( 2 months), monetary volume is -2% down and -8% down with transactions from YTD 2013 ( 2 months)

·                         Residential Market Sales by Price Point: Residential volume in February had 67 transactions with $34,900,100 gross volume.  There were 4 properties that sold for $1M and above in February.  The most active price points in February continue to be between $200K -$300K.   February had 21 Single family, 46 Multi-family and 9 vacant land transactions.

·                         2014 Average Price History: Average residential pricing continues to be highly consistent as of February - Single family increased to $813,462, Multi- family is $346,174 and Vacant land is $370,031

·                         Historical Cost Breakdown YTD 2014 : There have been 150 residential transactions YTD 2014 and $73,888,600 gross volume with 11 properties $1M - Compared to 2013 YTD, there were 153 transactions and $80,367,800 gross volume, 16 properties at $1M and over and in 2012 YTD, there were 139 transactions with $75,454,500 gross volume, 13 properties at $1M and over. 

·                         Top Lender Graph: There were 372 loans in February, 51% (42) loans were related to sales and 49% of the sales were cash at closing. There were 104 REFI's and 226 loans related to Timeshares. 

·                         Market Highlights: Please see page 10 of the Market Analysis-View the higher priced purchases in February and 1 bank sale from February 2014. 

·                         Bank Sales and Foreclosures: Foreclosures continue to decrease with 11 actions filed compared to 27 in February 2013. Note the one Bank Sale looks unique on paper as it is a vacant site sale for $950,000 in Shadow Creek Ranch.

·                         Land Title Purchaser Highlights (Page 15):  There were 4 higher end sales in February to note- you can see the details on this report.   In February, the majority of our second homeowners for real estate transactions continue to be the Front Range demographic at 51% of our market, only 11% are local and 37% are out of state buyers.

January 2014 Market Analysis

January 2014 Highlights:

·         Market Analysis by Area for January: The first month of  2014 was decent and very comparable to January 2013 with $52,155,100 in gross sales and 102 transactions. The average transaction price for all 18 reported areas at $514,524, average residential price was $469,741  and the median residential price was $380,000. The average residential PPSF was $302. Frisco had a very high end commercial sale ( Best Western) that closed in January.

·         Market Snapshot for 2014 vs. 2013:  Values are as follows: Single Family -2%, Multi- Family +1% and Vacant Land -15% for the Average, and Median indicators: Single Family +17%, Multi- Family  -8% and Vacant Land +35%.  We are only comparing one month to the full year of 2013 at this time. 

·         Market Analysis % Change showing years 2004-2014 YTD: January monetary volume ($52,155,100) was down 2% from January 2013. Transactions (102) were down 6% from January 2013. 

·         Residential Market Sales by Price Point: Residential volume in January had 83 transactions with $38,988,500 gross volume.  There were 7 properties that sold for $1M and above in January.  The most active price points in January continue to be between $200K -$300K.   January had 26 Single family, 57 Multi-family and 7 vacant land transactions.

·         2014 Average Price History: Average residential pricing continues to be consistent as of January - Single family is $736,719, Multi- family is $347,961 and Vacant Land is $276,643.

·         Historical Cost Breakdown YTD 2014 : Again-there were 83 residential transactions YTD 2014 and $38,988,500 gross volume with 7 properties $1M - Compared to 2013, there were 89 transactions and $48,299,200 gross volume, 10 properties at $1M and over and in 2012, there were 79 transactions with $37,827,700 gross volume, 7 properties at $1M and over. 

·         Top Lender Graph: There were 627 loans in January, 48% (49) loans were related to sales and 52% of the sales were cash at closing. There were 105 REFI's and 473 loans related to Timeshares. 

·         Market Highlights: Please see page 10 of the Market Analysis-View the higher priced purchases in January and bank sales (3) from January 2014. 

·         Bank Sales and Foreclosures: There were a total of 23 Foreclosure actions in January 2014, which is the exact number as last January 2013. 13 of January's actions were Timeshares and 10 were Fee Simple properties.

·         Land Title Purchaser Highlights ( Page 15):  There were 9 higher end sales in January- you can see the details on this report, including the Best Western sale in Frisco.  In January, the majority of our second homeowners for real estate transactions continue to be the Front Range demographic at 48% of our market, only 22% are local and 30% are out of state buyers YTD.

2013 Year End Market Analysis

December and Year End 2013 Highlights:

  • Market Analysis by Area for December: Gross volume was weaker than last December 2012 at $69,685,806 and only 132 transactions.  However the averages were all up from last month with the transaction price for all 18 reported areas at $534,666, average residential price was $530,510  and the median residential price was $436,000. The average residential PPSF was $302.
  • Year to Date by Area ( 12 months):  There have been 1908 real estate transactions in 2013, and $888,858,406 in gross volume. The average transaction price for all recorded transactions in 2013: $471,164- Average residential price : $492,621-Median residential price : $380,000 and Average residential PPSF $300. 
  • Market Snapshot for 2013:  Values are as follows: Single Family -2%, Multi- Family -2% and Vacant Land +5% for the Average, and Median are similar. In summary, Summit's residential prices are fairly flat to 2012. 
  • Market Analysis % Change showing years 2004-2013: December monetary volume ($69,685,806) was down 20% from December  2012. Transactions (132) were down 29% from December 2012.  Overall, for 2013, Summit County pulled ahead by 15% monetary ($888,858,406) and ahead 17% with transactions (1908) from 2012.  2013 had the most transactions since 2007 and monetary volume since 2008.
  • Residential Market Sales by Price Point : Residential volume in December had 113 transactions with $59,947,655 gross volume.  There were 11 properties that sold for $1M and above in December.  The most active price points in December continue to be between $200K -$300K.   December had 45 Single family, 68 Multi-family and 6 vacant land transactions. The 2013 year shows 569 Single family, 994 Mulit-Family and 118 Vacant Land transactions.
  • 2013 Average Price History: Average residential pricing is reasonably strong for all three sectors for the full  2013 year- Single family is $751,240, Multi- family is $344,578  and Vacant Land is $324,137. 
  • Historical Cost Breakdown 2013 : There were 1563 residential transactions in  2013 and $769,965,955 gross volume with 122 properties $1M and over.  In  2012, there were 1314 transactions and $673,545,600 gross volume, 106 properties at $1M and over and in 2011, there were 1176 transactions with $598,530,900 gross volume, 101 properties at $1M and over. 
  • Top Lender Graph and 2013 Lender Highlights: There were 303 loans in December, 61% (81) loans were related to sales and 39% of the sales were cash at closing. There were 143 REFI's and 79 loans related to Timeshares. The 2013 year indicated that 39% of all the real estate sales transactions were cash on average. There were a total of 2653 Refis in 2013, 3136 Timeshare loans and 1171 actual loans related to sales transactions.
  • Market Highlights: Please see page 10 of the Market Analysis-View the higher priced purchases in December and the bank sales (2) from December 2013.
  • Bank Sales and Foreclosures: There were a total of 22 Foreclosure actions in December 2013, compared to 24 in December 2012. This year's actions were mostly for timeshares ( 86). 2013 indicated 92 Public Trustee's Deeds compared to 165 in 2012. Foreclosures are significantly down from the past 3 years.
  • Land Title Purchaser Highlights ( Page 15):  There were 13 higher end sales in December- you can see the details on this report.  In 2013, the majority of our second homeowners for real estate transactions continue to be the Front Range demographic at 40% of our market, only 26% are local and 33% are out of state buyers YTD.

November 2013 Market Report

The following information is provided as a courtesy of Land Title.  Please note that Land Title data comes from actual recorded transactions at the County Clerk and Recorder’s Office for that particular month.  The information is not directly related to MLS data. The data is an unofficial tabulation of Summit County Records that are believed to be reasonably accurate.   



November 2013 Highlights:

·                         Market Analysis by Area for November: Gross volume is still strong in 2013 with $80,099,800 in sales and transactions at 170, not bad for November in Summit County! The average transaction price for all 18 reported areas was $472,247, average residential price was $454,839 and the median residential price was $384,000. The average residential PPSF was $290.

·                         Year to Date by Area (11 months):  There have been 1776 real estate transactions to date, and $819,172,600 gross volume. The average transaction price YTD: $466,442- Average residential price YTD: $489,668-Median residential price YTD: $380,000- Average residential PPSF $300. 

·                         Market Snapshot YTD (11 months) for 2013:  Prices continue to hold with average single family at a 2% decrease ($748,476 YTD November from full year 2012 $764,455) and multi-family at a decrease of 2% YTD ( $343,215 in November YTD from full year $353,339). Vacant land continues to increase with at 6% ($329,350 YTD November from $309,512 full year 2012).  If you view the median prices on the chart below on page 4 of the Analysis- you will see that the trends vary with single family at down by 2%, multi- family was actually down 5% and vacant land down 9%.

·                         Market Analysis % Change showing years 2004-2012: November monetary volume ($80,099,800) was up 20% from November 2012. Transactions are also up by 10% from November 2012.  Overall, for the past 11 months of 2013, Summit County is still pacing ahead by 19% monetary ($819,172,600) and ahead 23% with transactions (1,776). November 2013 is the most positive November that we have experienced since 2007 with both monetary and number of transactions.

·                         Residential Market Sales by Price Point: Residential volume in November had 137 transactions with $62,313,000 gross volume.  There were 7 properties that sold for $1M and above in November.  The most active price points in November were once again between $200K -$300K.   November had 49 single family, 88 multi-family and 6 vacant land transactions.

·                         2013 Average Price History: Average residential pricing is holding strong for all three sectors- single family is $748,476 YTD, multi- family is $343,215 YTD and vacant land is $329,350 YTD.

·                         Historical Cost Breakdown 2013 ( 11 months): There were 1450 residential transactions so far in 2013 and $710,018,300 gross volume with 111 properties $1M and over.  YTD 2012, there were 1162 transactions and $595,971,800 gross volume, 94 properties at $1M and over and YTD 2011, there were 1061 transactions with $543,578,200 gross volume, 93 properties at $1M and over. 

·                         Top Lender Graph: There were 556 loans in November 69% (117) loans were related to sales and 31% of the sales were cash at closing. There were 113 REFI's and 326 loans related to Timeshares.

·                         Market Highlights: Please see page 10 of the Market Analysis- this also shows the bank sales (2) from November 2013.

·                         Bank Sales and Foreclosures: There were a total of 10 Foreclosure actions in November, compared to 31 in November 2012. Half of the 10 this November were Timeshare related. There have been a total of 212 Foreclosure actions this year with only 89 making it all the way to PTD.

·                         Land Title Purchaser Highlights ( Page 15):  There were 10 higher end sales in November- you can see the details on this report. A majority of our second homeowners for real estate transactions continue to be the Front Range demographic at 40% of our market, only 26% are local and 33% are out of state buyers YTD.
